The town of Alphen is facing a housing shortage. This is why Councilor Gerard van As has compiled a list of unorthodox city center housing locations for Alphen-Stad. Here you can read what is possible in the vicinity of the Zegersloot area.
At the request of the city council, Alderman Van As made an inventory of potential housing locations for Alphen-Stad, including the feasibility of the project. These are mainly so-called stamp locations, small locations where a number of houses can be set up between existing buildings. In the short term, this will help a number of people find housing, but it will not solve the backlog.
Homes at Diamond Scala College location
Scala College still uses the school building on Diamantstraat. But now that the new school buildings for the Groene Hart Schools are ready, it’s also Scala College’s turn. The new location of Scala College will be located where Groene Hart Topmavo was located. The site of the current Diamond location can be used for the construction of houses. It is about transforming the existing building into housing. Van As considers this location to be potentially promising.
Houses at the Ridderhof shopping center
“De Ridderhof is struggling with poor performance,” says Van As. This is why the Owners Association approved the refurbishment of the shopping center. Target? De Ridderhof must once again become the social heart of the district. In addition to tackling the commercial area and the parking lot, there will also be space for housing. This is an addition of a residential tower of about 60 apartments, for which there is space due to the reduction in the commercial area. Before the houses can be completed, a change of zoning plan is necessary.
Houses on the Korenbloemweg
There is room for 12 social housing units for rent on Korenbloemweg. But this is a place with a dilemma. These would be single-family homes located on the green belt at the intersection with Veldbloemweg. Residents just aren’t excited about it yet, as they believe there is so little greenery in the neighborhood already. They prefer to see office buildings turned into houses, or see the Gnephoek used to create additional houses. However, this is difficult, as construction at this location is not possible in the short term. Van As therefore calls it promising, but also risky to build there.
